North Idaho Wildfire Home Insurance

Got a non-renewal letter, or a carrier that won't write your home because of wildfire risk? As an independent agency we aren't tied to one company, so we shop the specialty markets built for the North Idaho homes standard carriers decline.

When Your Carrier Says No

North Idaho summers have changed, and a lot of homeowners have gotten letters they didn't want to read: a non-renewal, a dropped policy, or a flat refusal to write a home on a steep, forested lot. A captive agent can only offer one company's answer. If that company doesn't want your house, the conversation is over.

As an independent agency, we work with 25 carriers and markets, including specialty markets built for wildfire-zone properties that standard carriers decline. You can see the full list on our carriers page. Whether a given carrier will write your home comes down to the property and that carrier's underwriting, so we can't promise a yes from any one company. What we can do is shop every market that fits and show you what's actually available.

Why North Idaho Homes Are Getting Non-Renewed

Idaho fire seasons keep getting longer. The 2015 and 2017 seasons were wake-up calls; nearly every summer since has brought heavy smoke events, evacuation watches, or actual losses. Captive carriers have responded by tightening underwriting: non-renewals, dropped coverage, or refusal to write at all in higher-risk zip codes (Atlas, Hayden Lake, parts of the panhandle, anywhere with steep forested terrain). That's why it pays to work with an agency that knows what wildfire mitigation looks like up by Atlas and has more than one company to call.

What Underwriters Look At on a Wildfire-Zone Home

Every carrier weighs wildfire risk its own way, but the same questions come up again and again: how much brush and timber grows close to the house (defensible space), what the roof is made of, how a fire engine would reach the property, and how far it is to the nearest fire station and hydrant. Steep lots and long, narrow driveways tend to count against a home; a fire-resistant roof and cleared, maintained ground around the house tend to help.

If you've done mitigation work, like clearing brush, limbing trees, replacing a roof, or screening vents, keep the photos and receipts and share them with us when we shop your home, so underwriters see more than an address on a map. It won't guarantee a yes from any one carrier, but it gives them the full picture.

Don't Wait for the Non-Renewal Date

If you've received a non-renewal notice, call us as soon as it arrives rather than the week your policy ends. Placing a home that standard carriers have declined can take more back-and-forth than a routine renewal, and you don't want a gap in coverage, especially with a mortgage. Have your non-renewal letter and your current declarations page handy and we'll take it from there.

Smoke Damage and Rebuild Costs

Wildfire risk isn't only about flames reaching the house. Smoke damage is a real claim risk in North Idaho even when the fire never reaches your property, so we'll walk you through how your policy handles it. We'll also check that your dwelling coverage is written at replacement cost and keeps up with what it actually costs to rebuild here today, not what it cost when the policy was first written.

Homes We Help With Across North Idaho

Our office is in Coeur d'Alene, and we work with homeowners across Kootenai County, including Hayden, Post Falls, Rathdrum, Athol, and Dalton Gardens, and across the panhandle from Sandpoint down to Plummer. That includes primary homes, lake cabins and seasonal properties, and the manufactured and log homes many standard carriers won't write. For everything else about insuring a home here, see Idaho home insurance.
