Idaho fire seasons keep getting longer. The 2015 and 2017 seasons were wake-up calls; nearly every summer since has brought heavy smoke events, evacuation watches, or actual losses. Captive carriers have responded by tightening underwriting — non-renewals, dropped coverage, or refusal to write at all in higher-risk zip codes (Atlas, Hayden Lake, parts of the panhandle, anywhere with steep forested terrain).

These markets are built for the homes that standard carriers decline. We'll also confirm your policy includes smoke damage, which is a real claim risk in Idaho even when the fire never reaches your property.
This is the single most important coverage decision in your homeowners policy. Replacement costpays to rebuild at today's material and labor prices. Actual cash valuededucts for depreciation — so a 20-year-old roof gets paid out at 20-year-old roof value, which won't buy you a new one. We almost always recommend replacement cost coverage for both your dwelling and your personal property. Idaho construction costs have moved enough in the last five years that a lot of homeowners are sitting on dwelling limits set in 2019 — we'll review and update them.
Insuring a lake cabin or vacation home is a different conversation than a primary residence. Standard homeowners policies often exclude or limit dock coverage, boat liability, and the higher rebuild costs of remote properties. We have markets for Lake Coeur d'Alene, Hayden Lake, Lake Pend Oreille, Spirit Lake, Priest Lake, and the rest of the panhandle — written properly, with separate dock coverage, boat coverage, and umbrella liability layered on so a guest accident doesn't put your assets at risk.
Manufactured housing is common across rural Idaho, and most major carriers won't write it. We use Foremost Signature & Choice and American Modern for these — they're built for the line, with coverage that recognizes the actual replacement cost rather than the value depression that comes from being on a leased lot or in an older park. Same approach for log homes, A-frames, and other non-standard dwellings.
Standard homeowners insurance does not cover flood damage. Spring snowmelt, river flooding, lakeshore surge, ice-dam runoff — none of it. You need a separate NFIP flood policy through Hartford Flood or one of our other markets. There's a 30-day waiting period before flood coverage takes effect, so don't wait until spring runoff is already happening.
The single biggest discount most Idaho carriers offer is the multi-policy discountfor bundling auto and home. It's often a few hundred dollars a year.
